A utility room needs about 3.5 square metres to hold a washing machine, a tumble dryer, a sink and a surface to work on. Below roughly 2.5 square metres it becomes a cupboard with appliances in it: everything fits on paper, but two doors cannot be open at once and there is nowhere to stand while loading.

The measurement that settles the question is not floor area at all. It is the clear depth in front of the appliances. A washing machine door swings out around 55 cm and the person loading it has to occupy that same space, so an appliance run needs roughly 1.1 m of free floor in front of it before the room functions. Almost everything else in a utility room can be compressed. That dimension cannot.

Depth is the constraint, not floor area

Utility rooms are usually planned as a floor area: a number of square metres on a drawing. They are often planned badly for that reason, because floor area does not distinguish between a room that is 2 m by 1.75 m and one that is 3.5 m by 1 m. Both are 3.5 square metres. Only one of them works.

A run of appliances against one wall consumes 65 cm to 70 cm of depth once plumbing is allowed for. Manufacturers quote 60 cm because that is the cabinet dimension, but the waste hose and the cold feed sit behind the machine and hold it forward. In front of that run, the door of a front loading washing machine opens through roughly a quarter circle and projects about 55 cm into the room. Someone has to stand in the same place to fill and empty it, usually while holding a basket.

Add those together and the wall to wall dimension across an appliance run is close to 1.8 m before a second wall is used for anything. A utility room 1.5 m across can hold appliances. It cannot comfortably be used while they are open. That is the difference between a room that gets used and a room where laundry drifts back into the kitchen, and it is why we advise measuring the short dimension first.

What sits beside the appliances

Two appliances at 60 cm each occupy 1.2 m of wall. A utility sink adds 50 cm to 60 cm, and a short run of worktop to stand a basket on adds another 60 cm at minimum. That is roughly 2.4 m of wall before any storage, and most utility rooms in UK houses do not have 2.4 m of uninterrupted wall available once a door and a boiler have been accounted for.

Something has to give, and the order matters. The sink is the element most households assume they need and the first that can go if there is a kitchen sink within a few steps. A worktop is harder to lose: without it, wet washing goes straight from the drum to a rack, and the room stops working as a laundry and becomes a corridor with machines in it.

Storage is where the room is recovered. Small utility rooms and what to concede

Under 2.5 square metres the room has to be designed around a single decision: stack or do not stack. Placing a condenser or heat pump dryer above a washing machine on a manufacturer approved bracket reduces the appliance footprint from 1.2 m of wall to 60 cm. That one change releases enough wall for a sink or a worktop, and it is usually what turns an unusable space into a functioning one.

The trade off is height. A stacked dryer door sits at roughly 1.1 m to 1.3 m from the floor, which is comfortable for many adults and awkward for shorter users and for anyone lifting a heavy wet load from a low basket. It also puts the lint filter above eye level for some people, and a filter that cannot be seen easily is a filter that does not get cleaned.

The second concession is the door. An inward opening door into a small utility room can consume the entire usable floor. A sliding or outward opening door recovers close to a square metre. Where the utility sits off a hallway, that usually means borrowing the swing from the hall, which is easier to accept than losing the room. Drying and ventilation

The part of the plan that gets left out is where wet laundry actually goes. A tumble dryer does not remove the question: households that line dry in summer, dry delicates flat or avoid dryer shrinkage still need somewhere to hang clothes indoors, and a full load on an airer occupies roughly a square metre of floor and stays there for a day or more.

That square metre is the same square metre the appliance doors need. It is why utility rooms that look adequate on a plan feel cramped in use, and it is the argument for ceiling or wall mounted airers over freestanding ones in any room under about 4 square metres. Ventilation is the other half. Drying laundry indoors releases a considerable amount of moisture, and in a small sealed room that moisture condenses on the coldest surface available. In older houses without one, the practical answer is to keep the door closed and a window open while drying, rather than letting the moisture move through the rest of the house.

What this means for UK homes

Measure the short dimension before the floor area. If the wall to wall distance across the appliance run is under 1.8 m, plan on stacking, or accept that the doors will not open into a space anyone can stand in.

Allow 65 cm to 70 cm of depth rather than the quoted 60 cm. The difference looks trivial on paper and is decisive in a fitted run, because a machine held forward by its hoses will not sit flush with a 60 cm worktop.

Settle the sink question early. It is the largest optional consumer of wall space, and in a house where the kitchen sink is a few steps away it is frequently the right thing to give up.

Put storage on the wall rather than the floor. The volume above worktop height is the only part of a small utility that is not contested by doors, bodies or drying racks.

Treat the drying position as a fixed element rather than an afterthought. If an airer has no home it will live permanently in the middle of the floor, and the room will be judged on that rather than on its dimensions.
