A loft conversion is planned in section, not in plan. The floor area on the drawing is misleading because a significant proportion of it sits under a slope where nobody can stand, and furnishing the room as though that area were fully usable is the error that recurs in almost every conversion we advise on.

Reading the room in section
Stand in a finished loft conversion and the useful space is obvious. On a drawing it is not, which is why furniture is so often bought for a loft on the basis of a floor plan and then found to be unplaceable.
The practical exercise is to mark three lines on the floor: where the ceiling reaches 1.2m, where it reaches 1.9m, and the ridge. The zone above 1.9m is where people walk and stand, and it is usually a band down the centre of the room. The zone between 1.2m and 1.9m runs either side of that band and is where beds, seating and low storage belong. Below 1.2m is eaves space.
In a typical terraced house loft with a pitched roof, the standing band may be only 1.5m to 2m wide even though the room measures 4m across.
