Things to know when buying a house are numerous. The success of this undertaking depends on the set of different circumstances. The most important things are weighing over your budget, defining the best mortgage plan, objectively evaluating the property in question, and obtaining financing. Weighing over your budget

You have to be very careful weighing over your budget, because you will have to pay plenty of different fees. If you think that your savings should cover the first deposit only, you are wrong. To top it up, there can be mortgage fees, which can be as high as £2000 (this is not always the case, but you still have to consider that in your calculations).

Next, if you find a house you like, you will have to hire a solicitor to prepare all the paperwork for you. Typical solicitor fees vary between £500-£1500. Still, there is more. You will probably want to have a proper evaluation of the property in question (also not necessary, but highly advisable – after all, a house is a huge investment and one has to be sure that its value will not diminish in the nearest future. The full range of reports will cost you up £1500, rarely – even more.

And, of course, there is always a chance that your future house will need renovation, redesigning, or simply new furniture  – so, you should be really careful with your savings.

Choosing your mortgage plan

You should also know that not everyone can be pre-approved for a loan – even if you have enough savings in your bank account. You will have to talk to your bank to find which mortgage plans you are eligible for (if any). The best and the most affordable option is a long-term loan – the interest rates are normally quite reasonable. However, you can only obtain long-term financing if you have a high and easily predictable income. Plus, you should have no active mortgages at the moment.

If you do, you can count on a bridging loan only – a short-term mortgage that creates a sort of crediting gap between buying new property selling and old one, thus cancelling your previous mortgage plan. Though it can be beneficial for certain buyers, interest rates on the loan are very high.

House hunting

Apart from the things you need in a house, you should be concerned about its age, condition, and monthly utilities bills. Those are the primary things to know when buying a house.

After closing the deal

After closing the deal, you should make sure that all of the previous utilities bills are paid. Also, you should not forget to inform your bank, tax and post office, as some other services about your address change. New utilities bills should also be sent to the new address, so make sure to contact gas, water, electricity, Internet providers, etc.

Also, take a good look at your new house and plan some remodeling if necessary. Whether you need a new dining room set , or you plan to completely replace engineering communications – you should better take care of that before you move in.
