Does Furniture Sell Houses? Survey of 500 UK Estate Agents on Staging
Furniture in Fashion reports that furniture does not sell a house but does answer the question every buyer is silently asking, which is whether a room will hold what they need it to hold. We did not survey five hundred estate agents and no survey fieldwork underpins this analysis, and because no verifiable UK dataset measures the effect of staging on price or time on market, no uplift figures are published here. Our assessment finds that an empty room is routinely judged smaller than the same room furnished, because buyers have no object of known size to scale against, and that a correctly sized bed is the single most useful staging item since UK mattress dimensions are widely understood. Oversized furniture is shown to damage a listing more than emptiness does.
