Summer House & Garden Room Planning Rules UK: Height & Boundary Limits

Placing a summer house or garden room within two metres of a boundary caps its maximum overall height at 2.5m in England, a limit that rules out most pitched roof designs and catches buyers out after purchase, according to a new guide from UK furniture retailer Furniture in Fashion. The 2026 report summarises permitted development rights for outbuildings as published in the General Permitted Development Order and Planning Portal guidance: single storey only, eaves no higher than 2.5m, 4m overall for dual pitched roofs and 3m for other roof forms, no building forward of the principal elevation and no more than half the land around the original house covered.
