If you are thinking of buying a house, you have probably made some initial research on the property price range in your area. Yet, you should not forget that the cost of the first deposit is not the only thing that should be covered by your savings. Unless you can afford an upfront payment, which is rarely the case, you will have to get a loan. Most banks will also charge you extra fees for initializing the mortgage. The fees will not exceed £2000, but you should consider them in your budget calculations.

Then, of course, there are the solicitor’s fees, which normally vary between £500-£1500 – they will also have to be covered by your current savings. Ordering property evaluation reports from the solicitor will add an extra £250-£300 fee to his / her services. And, the cost of the reports may reach up to £1250 – depending on the surveys you choose to order.

Finally, you should consider the possibility that the house you buy might require some renovations, or that you will need to order missing furniture  / equipment – all in all, the more money you have in the reserve, the better.

Finding the house of your dreams

No one but you can tell what a house of your dreams should look like. Yet, there are several universal details that have to be taken into the account before you purchase. Probably, the most important thing is house maintenance. Find out if monthly utilities bill are not too high for you. Do not forget that you will also be paying monthly mortgage fees, and weigh over your budget.

Next, there is the house itself. If the property is new, there will unlikely be any trouble with in the nearest future. If it is old, check how long has it been since the last renovation. Electric wiring, heating and water supply system tend to deteriorate with time, and their replacement is pricy. So, make sure that the cost of the house is correlated to its actual condition.

When you take care of all the red tape, sign a purchase agreement, pay bank and solicitor fees, you should take some time to prepare the house for your move. There is no universal guide on how you should do that; but, to put it simply, you should make sure that the house is livable before you move in. What makes the house livable will depend on its condition, as well as on your lifestyle. In some cases, property may require water system replacement, in others – new bedroom furniture  set. Here, the choice is totally up to you.
