While selling a home, little details can often make a huge difference. There is a special science on highlighting the benefits and drawing attention from the drawbacks that will help to seriously boost your home market value. Ideally, your estate agent should be pretty helpful with that, but just in case he/ she is not, make a note of these tips on where to spend and where to save costs when selling your home:

Spend

Rugs, drapes, bed covers — rugs and carpets, drapes and curtains, as well as bed and sofa covers might seem like trifles that do not affect your home market value. It is true that the new owners will replace all of these things — yet, the sad truth is that an old, worn rug in the living room might pull the entire room apart. Do not forget that impressions are everything and invest in this little trinket to spruce up your home.

Tiles and floors — old tiles (both on the floor and on your walls) and damaged floors — wooden ones, especially — can seriously affect the cost of your home. Here, you should better spend some money to be able to sell a house at a much better price.

Kitchen worktops — greasy scratched worktops should better be replaced. This is another great example on where you should spend a little to make your open house more presentable.

Engineering communications — do not forget that your home will be properly assessed and evaluated. The cost of replacing engineering infrastructures is huge, but you will never get a good price if they really require replacement.

Save

New furniture — investing into new furniture, on the other hand, is unwise. New owners will probably replace everything, anyway. As long as the furniture looks nice and tidy, you are good to go.

Accessories — the same goes for all sorts of accessories, including shower curtains, bins, wall art , etc. Even though they might make a better impression, these little things are never taken into account while shopping for a new home.

Driveway — while you can surely sprinkle new gravel in your yard / garden, replacing a driveway is another example on where you should better save cost when selling your home.

Doors — internal doors are expensive — and what is even more important — they are generally a part of your interior. Since new owners will most likely remodel, you should save cost on new doors.

Light sources — wall, celling and floor lights — all of those are your decorative units, and you do not need to invest into new ones as long as the old ones are not too shabby.

Final world of advice before you open your home doors to prospective buyers is to get rid of all the personal trinkets and accessories — especially, family photos. Your goal is to give visitors a chance to imagine their life in the house — so there is absolutely no need to draw attention to yours. And, of course, after you sell, do not forget about the things you will have to care of before you move out .
