They are corridors, back lobbies and understair recesses that need planning as circulation space with appliances in it. We set out the standing zone of 100cm to 120cm that a front loading appliance door demands, explain why single wall layouts outperform galley layouts below about 2.4m of width, and show how stacking a dryer above a washing machine converts 120cm of wall into 60cm. The study also addresses the drying and ventilation capacity that converted lobbies routinely underestimate, and the reality that most utility rooms double as boot rooms. Comparable national data on utility room dimensions is not published, so the patterns described are drawn from the proportions common in UK terraced, semi detached and new build housing.
