What Do I Need To Do Before My House Is Appraised

When you find out the appraiser is coming, you might panic, asking yourself, “What do I need to do before my house is appraised”. First, you should calm down. Appraisers are not ogres with white gloves who are going to judge your housekeeping furnitur e skills. In fact, contrary to what many people think, you don’t need to spend days scrubbing your house until the floors shine. The value of your home is based less on the appearance of your décor and more on what shape the basic components of the house are in.

Solid floors, straight, unmarred walls , good ceilings (no sagging or water stains) a watertight roof and doors that shut and open with ease are some of the basics. After all, whoever buys your house isn’t going to be concerned if there’s a stain on your kitchen rug. They’re not going to use your kitchen rug. They will, however, be concerned about the age and condition of your kitchen appliances.

Things you should do include:

  • Make sure your gutters are clean and in good shape
  • Trim those hedges
  • Pressure wash the house if the paint is dirty
  • Paint the house if the paint is shot
  • Replace defective ceiling tiles
  • Patch and repaint damaged drywall

In general, you want the house’s “shell” to look as solid and strong. Appraisals are estimates of what your house would sell for if offered on the market. So, focus on selling points and highlight them. Bay windows, covered porches and even a garden tub are all great sellers and if you have them, these are what you ought to scrub!

So, don’t panic, and run around asking everyone “what do I need to do before my house is appraised?” Just make sure the basics are up to market standards. Then, spend some time highlighting those special touches and you’ll do just fine.
